Access to affordable housing is crucial for economic security and mobility, yet high home prices and interest rates make homeownership increasingly difficult, especially for Black buyers burdened by student debt and mortgage discrimination. The rising cost of homeownership spills over into the rental market, driving up demand and prices. Since 2009, rent costs have surged 67%, particularly in growing metro areas, pushing low-income workers to suburbs with higher commuting costs. This housing crisis stems from a shortage of affordable housing, exacerbated by insufficient government regulation and enforcement against discriminatory practices in lending and renting. Policies like rent control, equitable zoning reforms, federal funding for energy-efficient housing, and robust antidiscrimination enforcement are essential. Addressing racial disparities in housing through first-generation down payment assistance, student debt cancellation, and reparative housing programs are also critical. Maintaining an affordable, accessible housing market requires a comprehensive, equity-focused policy approach to prevent financial ruin and substandard living conditions, ensuring shelter is attainable for all families.
