Access to affordable housing is critical for economic security and mobility, but high home prices and interest rates make homeownership increasingly unattainable, particularly for Black buyers who also face student loan debt and mortgage discrimination. This affordability crisis spills into the rental market, driving up demand and costs due to a shortage of affordable housing. The Consumer Price Index shows a 67% rent increase since 2009, disproportionately affecting lower-income workers and pushing them to less accessible suburbs. Government assistance recipients, often minorities, face source-of-income discrimination, and aggressive interest rate hikes have worsened housing access. The crisis hinders wealth-building, especially for Black families, who encounter discrimination in mortgage lending and unfavorable appraisals. Market solutions fail due to landlord profit motives, leading to unsafe or unaffordable housing. Effective solutions include equity-focused policies like federally funded housing construction, zoning law reforms, rent control, fair lending practices, first-generation homeowner support, and reparative housing programs to address racial wealth gaps and ensure equitable access to housing.
