The new Biden administration rule mandates that landlords of federally subsidized housing must give tenants a 30-day notice before filing for eviction due to missed rent payments. This rule applies to public housing agencies and owners of properties participating in federal rental assistance programs, covering around 3.9 million tenants. The rule aims to provide tenants with information on how to catch up on rent and apply for hardship exemptions, helping them avoid eviction.  While the rule does not apply to tenants with Housing Choice Vouchers (Section 8), it is expected to save millions in social costs and reduce the emotional distress associated with eviction.  The rule builds on pandemic-era protections and aims to continue some of these rights using executive authority.
