Community land trusts: An ‘old-school’ innovation with ‘new school’ structural applications
June 26, 2024 by Community land trusts (CLTs) offer a promising solution to affordable housing challenges, particularly for Black homeowners facing displacement due to gentrification. Originating in 1969, CLTs purchase land and sell homes at reduced prices while retaining ownership of the land, ensuring long-term affordability. In Houston, CLTs like the Houston Community Land Trust help residents stay in their neighborhoods by offering subsidized housing and using ground leases to maintain affordability. This model allows homeowners to benefit from home appreciation while keeping housing costs low for future buyers. CLTs also emphasize community participation and collective decision-making, fostering neighborhood stability and cohesion. By shifting the focus from profit generation to community well-being, CLTs provide a sustainable alternative to traditional housing markets.
