Amazon Promised to Deliver Affordable Housing. How’s It Doing?
June 25, 2024 by Amazon’s Housing Equity Fund (HEF) is part of a larger trend where tech giants like Microsoft, Apple, and Google pledge significant funds to address affordable housing shortages in cities where they operate. This is predominantly in response to local pushback against housing price increases associated with locations where the company is operating. The HEF has created or preserved over 21,000 homes in Nashville, Greater Seattle, and the Washington, DC metro, with an additional 14,000 homes planned through a new $1.4 billion commitment, totaling a $3.6 billion investment. While similar to traditional affordable housing financing, which relies on a mix of grants and public-private funding, Amazon’s HEF provides supplemental low-interest loans and grants that it can distribute rapidly. Critics suggest that Amazon could leverage its vast resources to create a more substantial fund dedicated to building affordable housing and addressing the needs of the lowest-income households, which are most affected by rising rents.
